How can I earn Airbnb returns without the hassle of managing it?
Quick answer
You've got three realistic options: run it yourself, use a cohost for parts of the job, or hand it to a full management company. Running it yourself earns the most per booking but is basically a second job. Full management is the only route where you genuinely don't do the day to day.

How much work is running an Airbnb yourself?
Honestly, more than most people think. Guests message at all hours, often with simple questions like the wifi password or what time checkout is. Every stay needs a full clean and fresh linen. Pricing should change nightly with demand and local events. Things break and need fixing quickly, sometimes on a Sunday evening.
Then there's the admin: listing updates, reviews, compliance certificates, supplies. It's a bit like owning a tiny hotel where you're the receptionist, cleaner and manager all at once. Some people genuinely enjoy that. Most busy landlords don't.
Who suits doing it yourself?
People who live close by, have flexible time, and like hospitality. If that's you, you'll keep more of each booking. But be honest about what your time is worth. If you've got a job, a family and a few other properties, it rarely adds up.
What does a cohost do?
A cohost usually takes on part of the job, often guest messaging and maybe arranging cleaners, while you keep the rest. It can work, but the gaps are where problems happen. Who's sorting the boiler? Who's watching the pricing? Who checks the property after a stay? You often end up managing the cohost as well as the property.
What does full management involve?
This is the route where you really step back. With Renzo, we handle all guest calls, messages, bookings, cleaning, maintenance and pricing. Every guest is vetted with ID checks and a damage deposit or waiver. The property is checked and cleaned at least every two weeks with a photo audit after each clean. We track compliance and book renewals before they're due. You get a monthly payment and statement.
Our fee is 14% plus VAT. Landlords typically earn 30% to 40% more than a buy to let, without extra work. If you haven't furnished yet, we offer a full done for you setup too. See do I need to furnish a short let.
Which option gives the best return?
On paper, doing it yourself, because there's no fee. In practice, a good manager often makes the difference back through better pricing, reviews and occupancy. We average 80% occupancy across more than 50 properties. A cheap setup that sits empty earns nothing. Our guide on how much more you can earn on Airbnb covers what drives income.
Who shouldn't do Airbnb at all?
If you need a fixed amount every month, or your mortgage or lease won't allow it, stick with a long let. And if you're unsure, start with one property. That's exactly what one of our landlords, John, did. For more options, read the best alternatives to buy to let.
